Atelier - What is wrong with this building?

Discussion about Atelier at 635 West 42nd Street in Hell's Kitchen
What is going on with the Atelier? Rents for 1bds are $2500 and probably going lower, but prices are at 700k? Can you say unrealistic pricing? There are over 80 for sale and over 50 for rent - the building must be 50% empty! Who would ever pay those kind of prices for an apartment that will soon be renting below 2k/month?
