Lived here for 8 months, had rats and roaches all the time. The landlord did not accept to pay for anything although there are cracks and holes all around the house that needs to be sealed up. I payed 150 dollars per month for exterminating because the landlord didn't, and I still had mice. Also, when it rains heavily, water comes in from the chimney opening, it was awful. Seriously reconsider before spending money on this house, at least require the landlord to seal up all the holes. If you don't put it in the contract, she won't do it.
