Discussion about Gramercy Arms at 145 East 15th Street in Gramercy Park
The Co-op board is terrible and sloppy. The rules and regulations are significantly more onerous than the rest of the coop market in Manhattan. DO YOUR HOMEWORK and check your comps before you commit to this place. The super and the rest of the staff act super condescending and unhelpful. DO YOUR HOMEWORK and check your comps before you commit to this place. The super and the rest of the staff act super condescending and unhelpful. I feel like my mere act of breathing and walking around the building offends them. Dudes, if I have a package or dry cleaning... MAYBE tell me instead of waiting for me to go look at the electronic bulletin and COME BACK and ASK for it. MAYBE do your job. No one who works here is that friendly except the late night doorman who is a total bro and is awesome. The handymen are they only people who do actual work and they will actually help you with stuff and are actually really, really nice. Do not open your windows. There is construction across the block and so if you leave your windows open even for an hour, everything in your apartment will be covered in a fine coat of dust. In the winter they turn the heat on so high you're either going to boil away or be covered in a layer of dust. Your pick. Unless you buy a place free and clear without a mortgage I guarantee you you're going to be carrying this apartment at a negative implied rental yield. This is a certainty. I say implied because forget about renting it out. As a consumer, this is a place where you rent not buy. Check historical sales... more motivated sellers than buyers. It's so obvious. [less]
