Fee charged without service

I'm currently subletting a studio. The woman on the lease has chosen not to renew and I'm considering staying. Staying requires a new lease, of which I applied for and was approved. In order to stay, I need to pay the broker's fee as part of the lease signing - even though I've never worked with a broker to find the apartment (because I am currently living in the apartment.) It just doesn't seem right to pay a $4,000 fee for emailing paperwork. Do I have any leverage? Thanks for any comments!
