building at 707 Carroll Street

Discussion about 707 Carroll Street in Park Slope
Is the asking price for 4L INSANE or is it just me? In 2010 1R ($600K) sold for $65K more than 4L ($534k). Both have the same layout except that 1R has a private yard and 500 sf of unfinished basement space whereas 4L has 800 sf of roof rights. Now 4L is asking $799K, $155K above the September 2012 sale price of 1R ($644k)!! What??? AS far as I know there have been no renovations to 4L to justify the crazy increase in price. I know prices have gone up the last several months, but how can anyone justify paying over $650k for this unit, if that?
