I can't imagine a less pleasant area to live in Manhattan than 39th st and 9th Ave . Cool bldg. Cool windows/view/dimensions. The kitchen/bathroom combo is very weird. Needs a good 300k to make it a really cool space that just happens to be in a shitty area. So after a really high end reno including 2 baths, a new kitchen, new windows, new floors and A LOT of work on the walls (stripping, spackling, new paint)1.195 wouldn't be unreasonable. But in it's current state ....it's about 300-350k overpriced.
