We have lived here for almost two years. Originally we found the apartment as a sublet and recently renweed for a second two-year lease. The building is rent-controlled for another seventeen years, but has a tax abatement clause that increases rent over and above the rent guidlines board increases to allow the owners to recoup the decreases in the tax advantages (about 2% each rent renewal.)
Not a bad place to live. Not inexpensive (especially in a South-facing apartment in the summer - floor to ceiling windows virtually guarantee $300/month electric bills in a 625 sq ft apartment, but really quite nice
Really no complaints ... reasonably well-built, managed, good staff, etc. Other than the requisite parquet floors and no washer and dryer (except in the two-bedroom units), the apartments are pleasant enough. The windows do a great job of reducing noise (we are right on 6th Ave) and are warm in the winter and providing still spectacular views.
The residents are a mix of pretty well-to-do types, from Trust Fund kids, International transfers, Wall Streeters and middle age - older couples.
The building is very pet friendly. The amenities are OK, with a second-story roof deck, a modest gym, a pretty decent laundry room, mail/package room, and optional maid service.
A pretty good place for a "Mc-high rise" in North Chelsea.
