I currently live in midtown west and overpaying for an junior one in a "lux" rental building. It's great to walk to work, but I'm getting really tired of the area (crowds, tourists, etc.).
I'm looking to continue to rent a junior one (alcove studio) or upgrade to a one bedroom someplace around union square/washington square park area. I came across the Zeckendorf and the location is ideal (at least to me). I know living in a full service building will add a premium to the rental price, but I wanted to get a sense of the prices in this market. It seems like studios are listed in the 2200-2700 range and 1 bedrooms are around 2800-3000.
1. For an October 1 move-in any sense how much I'll be able to negotiate? I'd really like to rent a full 1-bedroom under $2700, but I'm wondering if it's doable.
2. It seems like most of the rentals are listed through oneirving.com. Is it safe to assume that these should be no fee?
3. Any advice on the actual building? I've read through some other threads and the consensus is that its overpriced, aging and high traffic. Maybe I'm a sucker, but I really like the idea of renting in a full service building and having easy access to the subways. A hot tub and sauna to come back to after work is pretty enticing also....
