I've lived in this building for a dozen years and really love it. Our neighbors are chill, and the neighborhood is just great. The coop is two matching buildings, 315 and 321, who have a shared live-in super, and we've been adding features over the years to keep developing the building with amenities we all can use. I've noticed a few brokers get things weird, so here's what's available to owners (but not necessarily renters) as of December 2020. There are bike rooms in the basement of both buildings, and they're free of charge. If there's space, you can leave your bike on one of the hooks. There are also a bunch of metal storage lockers that are walk-in closet sized, plus a few larger rooms that are built out. There's a waiting list for storage units and they don't come with the apartment. If you move out, someone else gets your space. They're pretty cheap, currently $15/mo for the smaller units. There's an inner courtyard that we only use for the annual party. It gets really echo-y in there, and people want to keep things quiet. We do not have roof access (insurance). Subletting is allowed, with board approval of tenants. AirBnB is not allowed, and we unfortunately had to ask a renter to leave a few years ago who was AirBnBing his place every weekend. We allow people to get their own washer-dryers in their unit, with board approval, but we don't have laundry in the building. It was going to be hundreds of thousands of dollars to put it in at the time, so we chose extra storage instead. There are three different laundromats on the block. For the East Village, the street is pretty quiet. There's a bar on the corner, but nothing on the block itself. The bike lane right outside the front door really makes the sidewalk feel more open -- I didn't expect that -- and there are a few amazing gardeners on the block who keep lilacs and roses going in the little planters along East 12th. There's a playground with a garden and lawn across the street, plus another for skateboarding, soccer and basketball one block east. The closest big subway stop is Union Square, but we're also near the L. There's a great healthy indie grocery store on 1st and 10th, and the closest big grocery stores are West Side Market, Trader Joe's and we're near two different Whole Foods. There are two different CitiBike stops within a block. The building went co-op in the 80s but was mostly sponsor units until about a decade ago. There are some old-timers who've been in the building for decades, plus young families, creative folks and professionals.
