A short review: Building name: 50 North 5th Adress: 50 North 5th Street, Williamsburg Brooklyn, NY 11249: This building has beautiful curb appeal with modern Common area and 15,000sqft. of great amenities through out the building although the Studio Apt. are quite small but decent size closets and bathrooms space for the size of the unit. The kitchen cabinets are not of great quality and the refrigerator is a basic model not a SudZero. The apartments were dirty and should have been presented clean and halls have so many scratches and marks. The agent in friendly and welcoming, the website is easy to navigate with all the information and the web-application process is divided in 3 easy steps on-line. Questions: 1. What are your impressions of the site’s curb appeal? There wasn’t much club appeal at the front entrance just trees with no flowers or shape from the sun and no planters but the sidewalks were clean. 2. What are your impressions of the agent conducting the tour? The Agent was a great solid 9 out of 10, very polite. He showed us 3 apartment starting with small, medium and large. He walk us through all the building’s Amenities: common areas (business center, lounge area, gym, in door basketball court, game room, BBQ roof top, sundeck and outside Courtyard). He also sent me collateral and floor-plans and give me business card, everything else is on the website. 3. What are your impressions about the doorman, the lobby? Were you greeted in a professional manner? The lobby was clean and beautiful, every open space and concierge desk staff were courteous and quick to greet me and professional when stopping me from passing the waiting area without the agent. 4. What were the conditions of the hallways, elevators, common areas? The hallways had dim lighting and dark colored walls for a relaxed feel but you can still see the hall had lots of damages (scratches) on the walls, doors and elevators and carpet was a little on the dirty side. The common areas were in go condition and modern like look. 5. What amenities did the building have? Was there a fee? The building Amenities include: Rec-center, lounge area, Business Center, Fitness center, basketball court, Court yard, Roof top BBQ and lounge ares with outside shower, free Wifi and parking. The fee for parking varies on long or short term use but there is free coffee in the lobby area. 6. What utilities were includes? The utilities are Washer and drier, Stove and Refrigerator. 7. Were you shown a model apartment? No, the apartments that were modeled were pictures only as viewed on the website. 8. Were you shown a vacant apartment? If so, was it clean and what did you notice? The agent showed me 3 vacant studio apartment not furnishes and a bit dirty. 9. Were there any promotions or concessions being offered? The agent offered me one month rent free Promotion and the concession price of $2,929. 10. At the end of tour, ask for collateral to bring to class (floor-plans, brochures, tote bags). The agent directed me to the site for all collateral needed and gave me business card and sent via e-mail floor plans and application and contact information. 11. Based on your tour, would you rent at the building? Why or why not? List 3 reasons:No, the rent is to dam high and the Studio is to dam small. The building seems to have lots of move-ins and the floor was damaged and the kitchen cabinets were poor quality (like inferior veneer) and would have liked higher grad refrigerator and kitchen was small and closed off room.
