Discussion about 65 Sullivan Street in Soho
Looking at this apt was the biggest waste of my time. This listing is FALSE. The rental for this super tiny unit is no where close to the $1,995 rental that is being advertised. It's $2,700! This is the sleaziest agent/broker I've ever met. I went to the open house on Saturday Jun-04-2011. The agent/broker was 35 mins late. The open house was from 3-4pm and the guy didn't even bother showing up until 3:35pm. There were about 15 of us waiting for him. When he finally showed up, he asked if any one of us would be interested in a 2BR apt for $3,500 because he would like to show that to us. ??!! (The old bait and switch tactic). Then he showed us this unit at 65 Sullivan which is on the ground floor. This is no 1 bedroom. This is a super tiny studio converted into a 1 bedroom. He then gave us the biggest surprise. The rental for this apt is $2,700, not the advertized $1,995. However, if the potential tenant is willing to pay for his broker fee, then the rent will be $2,160. That means the guy's broker fee is 25% of 1 year's rent (NYC brokers/agent fees are typically 15% of 1 year's rent). This guy not only posted a false listing (higher price and with broker fee) on Streeteasy to attract people to go check out this place but he also tried to use the old bait and switch tactic to get us to look at a 2BR for $3500. There are no amenities in this building, the unit is on the ground floor and it's a tiny studio and he is asking for the price of a studio in a full-service, high rise building with elevator and 24 hour concierge. Sure! Good luck in finding a retard to sign this lease. THERE IS BROKER FEE! Even with his steep 25% broker fee, you are still not paying the $1,995 rent that this guy is advertising here on Streeteasy. Very disappointed at this slimy agent/broker. [less]
