Building: 7 West 92nd Street

This is a solid 1902 red-brick and steel-frame construction seven-story building with approximately 9’5" ceiling height on each floor. Originally a hotel of sorts, each of the numbered lines 2, 3, 4, & 5 have an entrance door that enters on the other side of the hallway from the windowed bathroom. Lines 1 and 6 are square-shaped layouts. The lines A, B, F, & G are divided from the longer two apartmen lines, the 2 line (A&B) and the 5 line (F&G). The rooftop in the original hotel days has been prepared to be used as a roofdeck, however it is not being used currently as a roofdeck (there would be insurance to cover roofdeck use). This is an HDFC Coop (Housing Development Fund Corporation) building that began in 2002 and endures for a 26 year period as an HDFC Coop, in which income restrictions apply to the purchaser at the time of purchase. This building has an income restriction of 165% of the median income for gross income. HUD (Housing and Urban Development) sets the income levels as they change, usually annually. Characteristic of the building are: sliding pocket doors with one steel vertical girder that is load-bearing, transoms over the doors, and originally there are coal-burning fireplaces that the building has closed off, however the red brick behind sheetrock in a front or living room is a beautiful detail to reveal. Washer/dryers are grandfathered into some apartments.
