downtown broker recs wanted

I want to sell my Park Slope studio (coop) and buy a 1 bedroom downtown (coop or condo), and need an agent to help. I will be selling for ~$350K and also buying on the low end of the market (under $550K most likely), so will need someone who won't be annoyed that I'm not a huge commission. I want to sell my Park Slope studio (coop) and buy a 1 bedroom downtown (coop or condo), and need an agent to help. I will be selling for ~$350K and also buying on the low end of the market (under $550K most likely), so will need someone who won't be annoyed that I'm not a huge commission. I have the money to afford the apartments I'm looking at, but not tons more than that. So I need the person to have a good sense of what kind of offers are likely to be accepted (for instance, is the board likely to approve me at 30% DTI in building X?) Because I am buying something inexpensive, I might theoretically consider HDFCs or places needing renovation. It would be good for the broker to be able to advise me on whether this is a good idea based on the prices. I need to sell my current coop to afford to buy, so I need someone who can advise me on how to juggle that process. Discounts/rebates are of course welcome but not expected. Thank you for reading!
