Designed in the 1930s by Wallace K. Harrison (Rock Center, Radio City, Lincoln Center, UN) to house the Brooklyn Navy Yards workers, the Clinton Hill Coops is a 12-building coop complex split between two “campuses” along Clinton Ave. between 1941-1943.

The South Campus is located three blocks down mansion-lined Clinton Ave and St.

The South Campus is located three blocks down mansion-lined Clinton Ave and St. Joseph’s College at Lafayette Ave and Gates Ave to the north and south and from Waverly Ave and Clinton Ave to the east and west. The south campus is located in Clinton Hill’s historic district, closer to most of Clinton Hill and Fort Greene’s amenities (great restaurants featuring up and coming young chefs, clothing boutiques featuring up and coming young designers, gourmet food shops, architecturally significant homes and aartment buildings and some of the best cutural institutions in the United States, including the Brooklyn Academy of Music.

The Clinton/Washington stop on the G train, which travels between Brooklyn and Queens and connects to Manhattan-bound trains along the way, is located at the corner of Lafayette and Clinton. The C train is located three blocks further south at Clinton and Fulton. (Clinton/Washington station). The Atlantic Terminal is New York’s second largest transportation hub (2,3,4,5,N,R,D,Q and the LIRR) is about a 7-10 minute walk southeast of the campus. The South Campus addresses are 325, 345, 355, 361 and 365.

The Clinton Hill Coops are managed by Mark Greenberg Real Estate. The Coop features its own self-generating power supply which is better for the environment and tends to keep electric bills lower, as it is maintained without Con-Ed’s overhead.

It is pet-friendly, features its own 24/7 private security force, and permits parent guarantors and 90%. The Board is fairly lenient and subletting is permitted only after a two-year period of owner-occupancy. It also carries a 5% flip tax upon sale. Financials are good to excellent.
