Building: The Amherst

The Amherst, 401 E. 74 Owners Corp, is a financially strong, friendly, postwar Co-op, with low maintenance,many amenities, and a proactive Board of Directors. The Second Avenue Q subway is less than a 5 minute walk away. Built in 1962, many of the original 251 units have been combined to create approximately 228 two, three, and four bedroom apartments. There is a 24-hour doorman, as well as a live-in Resident Manager.

Amherst residents enjoy a well-equipped Fitness Center, a Community/ Children’s Room, a Courtyard Garden, and a wonderful Rooftop Garden with tables and chairs for al fresco dining and relaxation. The air-conditioned Laundry Room with new machines, the Lobby, Hallways, Community/ Children’s Room were recently renovated and the Hallways are now air-conditioned, all without any assessments. There is also an attached garage for the convenience of those who live in The Amherst.

The building actively uses advanced technology to improve operational efficiency and lower running costs. BuildingLink is used to notify residents of package arrivals, building updates, and to report issues. Cable, phone and Internet services are available from FiOS, Spectrum, and RCN. Electricity is purchased in bulk for the entire building and savings are passed on to residents who are sub-metered by the Co-op.

The building is very energy conscious and has installed a Cogeneration System which generates low-cost electricity. This new system lowers the building’s costs, reduces carbon emissions, and provides a generator to keep the core building systems running in the event of a power outage.
