The Munitions Building at 60 Warren Street was once an 1860s warehouse that once stored munitions for the Remington Arms Company and later, housed champagne bottles for G.H. Mumm Company according to a New York Times article in 1999.

The building is constructed of red brick with ornate detailing in the Italianate style during a period when buildings of similar construction and size were being built, according to architectural historian Andrew Dolkart, “five stories [were] typical because these buildings [predated] the elevator.”

Completed in 2000, the architect, Joseph Vance, renovated the 30,000 square foot building and added a 15,000 square-foot addition, (four stories to the existing, original five stories, converting them to luxury lofts). Originally, there were four full-floor condos, a 6,000 square foot apartment with a deck and a triplex at the very top.

The penthouse unit created quite a buzz in several New York newspapers and websites when it was bought/sold (and became a five-story unit when the original 6,000 square foot apartment was combined with the triplex) because of its ultra-lavish interiors, space, asking price and redesign.

The now nearly 11,000 square-foot home has five floors and according to a New York Times article, “seven bedrooms, three terraces, full-floor master suite and a rooftop gym.” Referred to as “The Art House” in a 2006 New York Magazine article, architect Andrea Ballerini redesigned the entire penthouse, adding another floor to house a gym, wet bar and yet another terrace.

The enormous luxury home also has double-height ceilings, gourmet kitchen with 1,000 bottle wine storage and a gorgeous stainless-steel, glass and plaster curving staircase. There’s also a stainless-steel fireplace and beyond that, a greenhouse/solarium. The master en suite bath with radiant heat has French doors that lead onto one of the terraces.

The owner decorated the luxe home with priceless art and sculptures, some of which remains in the home when sold, including a Jenny Holzer 30-foot blue LED of streaming words next to that enormous, curved staircase and a Dale Chihuly chandelier.

The Munitions building combines timeless architecture with ultra-modern luxury living in one of Lower Manhattan’s trendiest neighborhoods, with plenty of shopping, restaurants and hotspots nearby.
