11 West 30th Street loft cooperative is located in the heart of NoMad between Fifth Avenue and Broadway. This former garment manufacturing building was erected in 1925 and converted to 24 residential/commercial loft units in 1981. Built approx. 50 feet wide and approx. 88 feet deep at its base and with three exposures South, West and North. All floors have north facing balconies and some units have storage on the floor. Designed in a “wedding cake style” with south-facing setback terraces beginning on the 11th floor and north facing setback terraces on the 9th floor. The cooperative is comprised of 17 residential units on floors 5-15 (some of which have been combined) and 7 commercial units on floors 1-4 (some of which have been combined) with a notable architect occupying several commercial floors. The cooperative derives income from one of the retail spaces. The residential full floor lofts include 5, 6, 12, 12a, 14 and 15. Floors 7,8,9,10,11 have two units per floor. Every floor is unique and every unit distinctive with high ceilings, character and drama. A rare find. Each unit owner has designed their space to live, work and entertain.
The building features three large elevators including a freight elevator that opens directly onto the sidewalk. Other features include: Full-time superintendent who takes packages, a management company, key-locked elevator entry and video intercom security. Pets, subletting, live/work loft living and pied-a-terre ownership are all allowed.
The neighborhood is an exhilarating place to live with high-end retailers, gourmet purveyors including Eataly, restauranteurs including 11 Madison (#1 restaurant in the world) and hoteliers including the 5-Star NoMad Hotel are all now calling NoMad home. Exciting newcomers include David Burke’s new “Woodpecker” Restaurant, located at 30 West 30th Street; the Virgin Hotel on West 30th and Broadway with its flagship Golf Club “Swingers” and the Ritz Carleton Hotel. Steep in history, this North of Madison Square Park neighborhood was formerly called Tin Pan Alley which gave birth to iconic American popular music including God Bless America (1918), Give My Regards to Broadway (1904), My Blue Heaven (1927), Over There (1928) and Take Me out to the Ball Game (1908).
Centrally located and a short distance to the incomparable Madison Square Park, Manhattan’s theatre district, 8 subway lines, Penn Station (Amtrak, Long Island Railroad and NJ Transit), Grand Central Station and heliport.
