Building: Azure

The Azure is a 34-story, full-service luxury residential building designed by SLCE Architects. The building’s 105 over-sized apartments range from 2 to 5 bedrooms and feature floor-to-ceiling windows and ceiling heights of up to 11 feet. Meticulously designed with no more than 4 homes per floor in the tower, most apartments have unobstructed views of the Manhattan skyline, George Washington Bridge, RFK Bridge or the East River.

Each home is filled with light and features hardwood floors and many generously-sized closets. Chef’s kitchens includes CaesarStone counters, custom cabinetry, and Viking, Bosch and Subzero appliances. Master bathrooms are appointed with double vanities, Kallista brass fixtures, and marble walls and countertops.

Amenities include a windowed fitness center, games room, children’s playroom, lounge and event space, private dining facility and catering kitchen, and two fully planted roof terraces. Basement storage is available, and bicycle storage and 24-hour concierge assistance is provided to all residents.

The building is a shareholder-controlled cooperative operating under condo by-laws. Built on land owned by the NYC Board of Education, the lease will run for up to 102 years, and includes an option to purchase. It also includes a special 10-year credit from 2020 – a rent reduction, to compensate for any real estate tax increases through 2030. This credit gives shareholders enormous certainty on maintenance projections for at least another decade, which is very rare in NYC. The lease was also designed for a favorable allocation between lease costs and real estate taxes after 2030, to maximize any available tax benefits.

Located just blocks away from the new Second Avenue Subway, Asphalt Green, Carl Schurz Park, and some of New York City’s finest schools, healthcare facilities and cultural institutions, the Azure provides a welcoming community to residents and visitors in one of the most accessible parts of the Upper East Side.
