Building: 61 West 9th Street

The Windsor Arms at 61 West 9th Street is a Tudor Gothic style prewar co-op located on one of the loveliest and historically rich tree-lined blocks in Greenwich Village’s Gold Coast. The building’s architects, Sugarman & Berger, also designed nearby One Fifth Avenue, and the firm’s principal, M.H. Sugarman, won the American Institute of Architects’ Gold Medal in 1925, the year before the Windsor Arms was completed. The building is noted for its patterned brick facade and peaked roof, featuring a central bay window under a pointed gable running up through the top two stories. Most units feature a working wood-burning fireplace, many with original decorative accent tiles manufactured by the Batchelder-Wilson Company — one of the country’s most renowned Arts and Crafts tilemakers during the first part of the 20th century — which also designed the building’s lobby fireplace mantel. Several of the apartments feature stunning views of New York landmarks both north and south, as well as rear courtyard views reminiscent of Hitchcock’s Rear Window (set on a fictional West 9th Street block).

The Windsor Arms is a full service, 24-hour doorman, elevator building with 56 units, a bike room, storage room, and laundry room. It has excellent building financials — no underlying mortgage on building. The co-op has completed several large capital projects in recent years, including converting to cleaner and less expensive natural gas fuel. The building accepts financing up to 75%. The board reviews all purchase applications, but strongly prefers shareholders who make the Windsor Arms their primary residence and who can purchase without guarantors. A pet is welcome upon approval. Located in the heart of the Greenwich Village Historic District, the Windsor Arms is convenient to the Jefferson Market Library and Garden, Washington Square Park, some of the city’s best restaurants and shops, schools, as well as multiple subway and bus lines and PATH.
