Building: 425 East 86th Street

425 East 86th Street, is a boutique 16 story residential co-operative designed by the architectural firm Sugarman & Berger. Construction was completed in 1929 and originally served as a residential hotel. After subsequently serving as a rental building, in 1982 the building was converted to a co-operative. The brick construction of 425 is augmented by an iron-work balustrade on the fourth floor, with limestone detail around the windows across the width of the building on the second floor, 15th and 16th floors, the base of the building and surrounding the decorative iron front doors.

The original floor plans created 3, 4 and 5 room apartments, all with sizable entrance foyers, hardwood floors, beamed ceilings and picture moldings. Additionally, wood burning fireplaces adorn the A and C lines. The layouts of the apartments lend themselves to combining and the original 96 units on 16 floors have been combined/reconfigured to 72 apartments, inclusive of 2 Penthouses with sizable rooftop terraces, and 2 main floor medical offices.

The building also offers a bike room, common trunk storage and laundry room. Washer/Dryers as well as dogs up to 60lbs are permitted with Board Approval. This cooperative is one of the few remaining NYC residential buildings which has a full-time elevator operator/lobby attendant along with a live-in Resident Manager and a full-service staff. In 2023, the building completed a renovation of the lobby, in keeping with its pre-war style. 75% financing is permitted and there is a 2% flip tax.
