    37-37 (a/k/a 37-33 and 37-39) 84th Street is a self-managed cooperative with no underlying mortgage and strong financials. It is part of Linden Court, a community of 10 individual co-ops on 84th and 85th Street arranged around a shared through-the-block garden.

    Linden Court was completed in 1921 and is an important New York City landmark in the Jackson Heights Historic District. It was the first cooperative in the neighborhood and the only prewar building with garages. Unique passageways to the garden separate each of the 10 buildings providing extraordinary air and natural light into all the apartments. The light is also enhanced by the large garden and the low surrounding buildings which, like Linden Court itself, are set back from the street with front yards.

    37-33 and 37-39 84th Street encompasses 16 shareholder apartments, two per floor. There are two additional apartments on the ground floor (including superintendent’s residence).

    The apartments have 4 or 6 rooms (kitchen, living, formal dining, 1-3 bedrooms). The 4 room homes face east and west, the 6 room have four exposures. Every residence has garden views and large windows, ceiling heights are 9 feet, and floors are hardwood. There are laundry and storage facilities as well as a bike room on the ground floor.

    In NYC Landmarks Preservation Committee’s 1993 report, Linden Court is described as Spanish Romanesque and Renaissance in style. The report goes on to say: “In addition to the sun porches and loggias, elements of this Mediterranean-inspired style include patterned brickwork, terra-cotta lintels and keystones with escudos (shields), round-arched entranceways containing heavy double wooden doors and tympani with iron grilles, red roof tiles at the parapets, and wrought-iron balconettes.”
