Building: 25 Bond Street

Two decades ago this cobble stone street in what is now known as Noho, was mostly an area of manufacturing and industrial-type loft buildings, but in the 1800s it was a very chic area of Manhattan. Developers have brought that chicness back with beautiful loft buildings in this very popular section of Manhattan. One of the most recent, 25 Bond is among one of the most notable and beautifully designed, completed in 2007.

Tony Goldman of Goldman Properties, who believes “each [building] has a personality” and who specializes in “adaptive reuse” (his properties are in Soho, the Financial District, South Beach, Miami, Philadelphia’s Center City, and Boston’s Wharf District) recognized a new personality in a 100-foot-wide garage on this spot on Bond Street.

Designed by BKSK Architects, 25 Bond Street is a stunning eight-story building with only nine ultra-luxury loft homes. The facade is made up of Jerusalem limestone, bronze and glass with “asymmetrical layering.” The intention was to introduce a very contemporary design while honoring the historical significance of the neighborhood. Ken Hiratsuka, the Japanese sculptor, was commissioned to add his bold works to 25 Bond’s sidewalk and lobby.

The lobby is decorated in marble, wood and stone with high ceilings and recessed lighting. Bronze elevators open directly onto each home and all homes have at least two parking spaces (some have four). The nine enormous homes range in size from nearly 4,000 to over 11,000 square feet. The duplex and triplex units have their own private rooftop pool. As its hand-chiseled stone exterior received extra special attention to detail and craftsmanship, so did 25 Bond’s interiors. Ceilings soar to nearly 11 feet with over nine-foot-tall bronze sliding window walls.

Living and great rooms are large, some extending to 90 feet in length and each has gleaming hardwoods throughout. Baltaup kitchens are a gourmet chef’s dream with walk-in pantries, top-of-the-line, ten-piece appliances packages, granite countertops and wine coolers. Baths are outfitted with marble and limestone tile and contain large soaking tubs with double vanities, glassed separate showers and radiant-heated floors. All units have glassed balconies (some with two or more) and can house up to four fireplaces.

Generous common areas include a 3,000 square foot stone-walled garden/urban lawn with communal grilling area, interior entertainment space, fitness center and a full-service caterer’s kitchen.

25 Bond is graceful, yet bold. Distinctive, with just the right amount of modern subtly. It, along with the architecture of yesteryear and the new luxury developments that now grace the cobblestone street, merge beautifully to recapture the epitome of chic, luxury Manhattan living that it once was over a century ago.
