Building: 15 Union Square West

15 Union Square West is the true marriage between New York City History and modern, high end luxury homes. Originally built in the 1800s by Charles Lewis Tiffany, 15 USQW, the building was known for its unique cast iron facade. Crafted by architect John Kellum, the striking 15 foot arched windows overlooking Union Square Park were a statement for the downtown skyline when it opened in 1870. The building was originally home to the Tiffany and Company headquarters. In 2006, the building was purchased by Brack Capital Real Estate who restored the original 6 story structure facing the park. They additionally added six newly constructed floors which resulted in the boutique condominium apartments that stand on the site today. The original archways were restored and a w facade of glass and anodized aluminum perfectly blended the prewar history and the post war amenities.

The original apartments were designed by renowned designer Vicente Wolf and are truly unique. Soaring ceilings, true entry foyers and three different bathroom schemes set this home apart. Original floors are wide plank, Mohogany finished oak floors. Crestron systems offer a smart home approach to interior lighting and window coverings. The floor to ceiling windows can be closed with black out shades or obfuscated by sheers, both controlled by a built in panel. Kitchens include high end appliances including Viking range, SubZero refrigerators, built in wine fridges and coffee makers and Miele dishwashers. The kitchen islands feature unique curvature and structural columns are seamlessly integrated into the space.
The apartments feature different bathrooms throughout. The primary bathrooms are true wet rooms which feature cast iron, claw foot soaking tubs in addition to a shower. Dual sinks, enormous mirrors, hidden medicine cabinets and additional vanity storage seamlessly compliment the separate water closet. The second bathrooms are a lighter design with Xilo wall tiles, a lighter color scheme and limestone flooring. Powder rooms are dark with metallic elements and many include a Miele washer/dryer.

The A lines from floors 3-8 face East over Union Square West with floors 3-6 featuring the buildings original 15-16 foot ceilings. The B lines face East over the park and West over 15th Street which has limited traffic due to traffic patterns around the park. The C-F lines continue further West along the building from the original structure into the portion added when it was revamped in 2006. Only a few units feature private outdoor space.

The building amenities are exceptional. Staffed with a wonderful team of professionals, visitors and residents are greeted by full time doormen, a concierge in addition to the building super and porters. The building offers one of the city’s finest full length swimming pools nestled on a Spa like club floor which includes a separate whirlpool and cabanas for lounging.
