Description

Located on the northeast corner of Lexington Avenue and 94th Street, the building was designed by the architects and brothers George Blum and Edward Blum in 1925. This was the fourth and last building they designed in Carnegie Hill. This brown-brick with limestone base, 11-story building was built by Charles Mayer and incorporates many Gothic elements in the design.

Most of the lines have wood-burning fireplaces. In 1981, the building converted from a rental to a cooperative now known as 1435 Tenant’s Corp. Sixty-five percent financing is permitted, and there is a 2% flip tax. Building amenities include a full-time doorman, live-in resident manger, a landscaped roof garden, bicycle storage, and private storage; it is also a pet-friendly coop. On the same charming block in residential Carnegie Hill, there are three flowers shops, Holland Court Meat Market, a cookbook store, a hobby store, the 92nd Street Y, a grocery store, an exercise facility, a nail salon, a tailor’s, a shoe repair, nice restaurants, a dry cleaner’s, and other conveniences right at your doorstep.

The original design hade are 68 units on 11 floors with two elevator banks but there have been several combinations over the years. The lines are as follows:
A & F: 5 Rooms (2 Beds, 2 Baths)
B & D: 6 Rooms (2 Beds, 3 Baths, 1 Servant’s)
C: 4 Rooms (1 Bed, 1 Bath)
E: 7 Rooms (3 Beds, 3 Baths, 1 Servant’s)
